Following the recent announcement from the government, we will re-open the office imminently, whilst keeping everyone safe. Restrictions will be in place and we will adopt procedures for all viewings and direct contact with our customers.

Conveyan will pay Meridian Estates (West Midlands) Ltd a referral fee of up to £190.00 (£228.00 inc VAT) for each sale/purchase or remortgage completed. Meridian Estates (West Midlands) Ltd does not receive a referral fee from solicitors firms but our staff may individually receive a £10 shopping voucher. This does not affect the amount of legal fees you pay or your ability to choose your own legal services provider.

This is fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rent checks (if applicable) and drawing up contracts. It is charged on a per individual basis – not per tenancy. The charge will not exceed £250 inc VAT per individual and will only be applied to the first four individuals entering into the tenancy where there are more than four individuals taking occupation of the property. The charge will not exceed this sum unless you request or cause one of the specific additional services or fees set out elsewhere in this document.

The scheme accounting rules, as well as our conduct and membership rules, can be found in the Propertymark Conduct and Membership Rules. Meridian Estates (West Midlands) Ltd is also a member of SAFEagent, which ensures we have the necessary protection for monies held in our client account.
