We have a In House property department team who take care of the day-to-day running of your property, from rental collection to arranging any necessary repairs and maintenance (included in our fully managed services).

Tenant Find Only Three Weeks Rent plus VAT

  We estimate the rental value in current market conditions and agree with you terms on which the property will be marketed.

  We provide guidance on compliance with statutory provisions and lettings consents.

  We advise on refurbishments needed.

  We erect a board outside the property (if required) in accordance with Town and Country Planning Act 1990.

  We market the property and advertise on relevant portals.

  We carry out accompanied viewings (as appropriate).

  We recommend and find the type of tenant who would be most suitable.

  We conduct identity and credit checks and carry out employer and current landlord references (if required).

  We provide a Tenancy agreement.

  We collect and remit initial month’s rent and deposit.

  We ask your tenant to set up a direct debit or standing order for rent payments.

  We email a statement accounting for rent received, less outgoings and our fees, within five working days of funds being cleared into our account.

  We deduct any pre-tenancy invoices.

  We arrange the transfer of any relevant billing liability between you and the tenant at the start of tenancies.

Fully Managed 12% of rent (including VAT)

(Additional to Tenant Find)

  We manage all day to day contact with your tenant and aim to resolve all routine issues.

  We arrange the transfer of any relevant billing liability between you and the tenant at the start and end of tenancies.

  An inventory clerk will arrange an inventory check at the beginning and end of your tenancy (this service can also be provided for tenant find only at a cost, see additional costs).

  We agree the collection of any shortfall and payments.

  We demand, collect and remit the monthly rent.

  We provide advice on rent arrears actions and pursue non-payment of rent.

  We arrange to visit the property within three months of tenancy starting and report in writing and then every six months provided that your tenants grants access. (Additional property visits can be arranged for tenant find only at an additional costs).

  We arrange routine repairs and instruct contractors (providing quotes).

  We contact your tenant to negotiate terms for the tenancy to be continued. If your tenant gives notice to vacate we will notify you and advertise your property as available to let.

  For each Assured Shorthold Tenancy, we protect the security deposit through a government approved scheme and serve the relevant prescribed information.

  If the deposit is held by you, we will arrange for the deposit to be paid to you and It will be your responsibility to serve the prescribed information and any other documents to the Tenant. We have no liability if you fail to do so.

  In the event of a dispute concerning the return of a Security Deposit, we will liaise between you and your Tenant subject to the rules of a Government Approved Deposit Scheme.

  If the tenant falls into rental arrears or you need to repossess the property for other reasons such as the end of the lease, property damage or illegal drug activity we can assist you in the eviction process. A tenant can only be evicted when the landlord gets a signed Order of Eviction from the court.
